The Challenge

Before a title policy is issued, title companies have to confirm that the people and businesses in a transaction are clear of outstanding tax warrants, child support warrants and other public records hits. Done by hand, every name search means hours of repetitive research across government sources.

ClearSnap's founder had already proven the idea himself. Working with ChatGPT, he put together a set of Python scripts that pulled the records and assembled a report. It worked well enough to show there was a real business here, but it was a prototype: it ran when he ran it, and there was nothing behind it to handle paying customers, heavy volume, failed lookups or integrations with the software title companies already use.

What We Built

We turned the scripts into a real product. ClearSnap is now an Angular and .NET web application where title companies order searches, track their status and download completed reports, including NYS Tax Warrant, NYS Child Support Enforcement Warrant, Patriot and Contin searches pulled from official government sources.

Under the hood it is a serverless, event-driven AWS architecture built for reliability under load. Report jobs flow through SQS queues and are processed by Lambda functions, with Parameter Store managing configuration and CloudWatch providing monitoring and alerting across the pipeline. SignalR powers real-time, in-app notifications so users know the moment their reports are ready.

That foundation is what made the next step possible. In September 2026, AccuTitle announced that ClearSnap searches can be ordered directly inside TrackerPro, its title production software. TrackerPro sends ClearSnap the file details, ClearSnap runs the search, and the finished report is filed into that title's file cabinet automatically, typically in under two minutes from order to report. Title teams never re-key data or leave the system they already work in.
